Everyone talks about Scottsdale. But some of the smartest buyers moving here in 2026 are looking just outside of it.

Three areas near Scottsdale can give you more land, better views, a quieter lifestyle, or significantly more buying power without disconnecting you from the Scottsdale lifestyle: Cave Creek, the North Phoenix pocket in 85028 and 85032, and Fountain Hills.

The best place to live is not always the city name you started searching. It's the place that actually fits your life, and choosing well can save you tens of thousands of dollars and years of regret.

Before We Start: This Isn't a Ranking

I'm not ranking these areas or saying one is better than another. Each attracts a different buyer and a different lifestyle. My goal is to show you what life actually looks like in each one so you can decide whether it fits you.

All three keep you connected to Scottsdale when you need it. When I talk about distance, I'm talking about realistic driving ranges, not simply miles, because airport access, shopping, Scottsdale, and your daily commute all still matter. Drive times always depend on the exact home, traffic, and time of day, so treat the numbers below as approximations.

1. Cave Creek: Space, Privacy, and Western Desert Living

Cave Creek surprises a lot of people, and it's the one most buyers overlook.

It feels rural, Western, independent, and full of personality. This is where people move when they're done with identical subdivisions, tight lots, and seeing directly into the neighbor's backyard. You're surrounded by desert, mountain views, horse properties, custom homes, trails, and local restaurants and businesses that don't feel copied and pasted from anywhere else.

Life is slower and less polished than Scottsdale, and that is exactly why people love it. Of the three areas, this one feels the most Arizona.

Location and Drive Times

Cave Creek sits north of Scottsdale at the edge of the metro. It feels separate from the city, and that's intentional. From the center of Cave Creek, approximate drive times under normal conditions are:

  • Phoenix Sky Harbor Airport: about 40 to 50 minutes
  • Old Town Scottsdale: about 30 to 45 minutes
  • Desert Ridge and major North Phoenix shopping: about 20 to 30 minutes

So yes, it's a drive. But that's also the point: you're trading some commute time for space, privacy, quiet, and a setting that still feels like the desert. When people ask me whether Cave Creek is too far, my answer is always the same: it's only too far if you need central Scottsdale every single day.

Homes and Lifestyle

Cave Creek has everything from gated golf communities and traditional neighborhoods to custom desert homes, horse properties, and larger parcels with room for an RV garage, workshop, casita, or additional outdoor space.

It isn't automatically inexpensive. Many homes now sell from the upper hundreds of thousands into the million-dollar range, and the luxury and acreage market can go much higher. The difference is what you may get for that money: more land, more privacy, more flexibility, and a home that feels less like everyone else's.

With these properties, due diligence matters. You may need to investigate septic, water service, propane, private roads, drainage, flood zones, fire access, outbuildings, and whether additions or horse facilities were properly permitted.

Cave Creek is best for you if you:

  • Want land or a larger lot
  • Want peace and privacy without total isolation
  • Want horses, trails, garages, or room for hobbies
  • Don't need to commute to central Scottsdale every day

Cave Creek in 2026 is about space, quiet, freedom, and a true small-town desert lifestyle.

2. The North Phoenix Pocket in 85028 and 85032: Central Access and Reinvestment

From Western desert living, let's move to one of the fastest-changing pockets near Scottsdale. The North Phoenix pocket in 85028 and 85032 is for people who want growth and convenience without being buried inside Scottsdale pricing.

This pocket sits immediately west of Scottsdale around the Phoenix Mountain Preserve, Shadow Mountain, Shea Boulevard, 32nd Street, Tatum Boulevard, and Paradise Valley Village. That location is powerful because you're tied into Scottsdale, Paradise Valley, central Phoenix, and both the State Route 51 and Loop 101 corridors without paying for a Scottsdale address.

Location and Drive Times

Because this is a wide pocket, the exact address changes the drive. From many parts of 85028 and 85032, approximate drive times under normal conditions are:

  • Phoenix Sky Harbor Airport: about 20 to 30 minutes
  • Old Town Scottsdale: about 20 to 30 minutes
  • Kierland Commons and Scottsdale Quarter: about 10 to 20 minutes

This is one of the easiest locations to navigate in the region.

Homes, Growth, and Opportunity

The homes here are mostly established, not endless rows of new construction. You'll find mid-century ranch homes, block construction, remodeled single-level homes, condos, townhomes, larger lots, and newer infill mixed into older neighborhoods.

The growth story is reinvestment. The former Paradise Valley Mall is becoming the new PV mixed-use district, older shopping corridors are improving, homes are being renovated, and buyers are rediscovering how central this pocket really is.

In 2026, 85032 is generally much more affordable than Scottsdale. The strongest sections of 85028 command more because of preserve access, larger lots, and highly desirable streets, but buyers can still find a meaningful value difference compared with many Scottsdale neighborhoods.

To compare streets and prices yourself, search homes in 85028 and 85032.

Older housing creates opportunity, but it also creates inspection risk. Sewer lines, electrical panels, roofs, HVAC units, windows, additions, pools, and permits all need to be evaluated carefully. This area is also extremely block-by-block, so city boundaries, school boundaries, and street-level value are worth verifying for any specific address.

The 85028 and 85032 pocket is best for you if you're:

  • A first-time or move-up buyer who wants stronger buying power
  • A growing family that wants established neighborhoods and central access
  • A professional who needs easier access to Scottsdale, Phoenix, and the airport
  • Willing to renovate or improve an older home

This area in 2026 is about reinvestment, established housing, freeway access, and long-term upside from a highly central location.

3. Fountain Hills: Views, Community, and Balance

Fountain Hills is what happens when small-town charm meets a beautiful desert location, and it quietly offers the best combination of views, community, and a manageable connection to Scottsdale.

It sits east of Scottsdale on the other side of the McDowell Mountains. It feels removed from the metro, but you can still reach Scottsdale for restaurants, shopping, medical care, golf, and entertainment. The town has its own center around Fountain Park, along with community events, restaurants, golf, trails, and views that can include Four Peaks, Red Mountain, the McDowells, the fountain, and city lights.

Location and Drive Times

From central Fountain Hills, approximate drive times under normal conditions are:

  • Phoenix Sky Harbor Airport: about 35 to 45 minutes
  • Old Town Scottsdale: about 25 to 35 minutes
  • Central Scottsdale shopping along Shea Boulevard: about 15 to 25 minutes

Homes and Lifestyle

Fountain Hills offers condos and townhomes near the center of town, established single-family homes, golf-course communities, hillside homes, remodeled properties, and high-end custom estates.

This isn't simply an affordability play. Some luxury communities and view properties can compete directly with Scottsdale pricing. What attracts buyers is the combination of scenery, quiet, golf, outdoor recreation, community, and proximity to Scottsdale.

If views are your priority, see what's for sale in Fountain Hills.

Hillside properties need careful evaluation. A large lot may have limited usable yard space, driveways can be steep, and retaining walls, drainage, roof condition, and view protection can all affect value and maintenance.

Fountain Hills is best for you if you're:

  • Upgrading into views or a quieter setting
  • A retiree, empty nester, or second-home owner
  • A family or remote worker who wants community and outdoor access
  • Looking for Scottsdale nearby without living in the middle of it

Fountain Hills in 2026 is about location, views, livability, balance, and long-term desirability.

How Do These Three Areas Compare?

Cave Creek is the choice for space, privacy, and Western desert living, with custom homes, horse properties, and acreage about 30 to 45 minutes from Old Town Scottsdale and 40 to 50 minutes from Sky Harbor Airport, so the main due diligence is septic, water, roads, permits, and flood zones. The North Phoenix pocket in 85028 and 85032 is the most central, about 20 to 30 minutes from both Old Town and the airport, and offers mid-century ranches, remodels, condos, and infill, so the main due diligence is older systems, permits, sewer, and electrical. Fountain Hills sits in the middle on distance, about 25 to 35 minutes from Old Town and 35 to 45 minutes from the airport, and offers condos, hillside homes, golf communities, and custom estates, so the main due diligence is hillside lots, drainage, retaining walls, and view protection. All drive times are approximate, under normal conditions, and vary by exact address and time of day.

The Real Question: Which Tradeoff Are You Willing to Make?

Cave Creek, the 85028 and 85032 pocket, and Fountain Hills aren't competing. They serve different lifestyles:

  • Cave Creek is for space, privacy, land, and Western desert living.
  • The North Phoenix pocket is for central access, reinvestment, value, and opportunity.
  • Fountain Hills is for views, community, quiet, and balance.

The right question isn't "Which area is best?" It's "Which tradeoff am I willing to make to get the lifestyle I want?"
